Portable cot hire per stay $25 p/n.
Bed Reconfiguration: $50 one off fee for bed reconfiguration (eg 2 x singles to a king )

Stay Includes
Linen towels, Complimentary 'Start Up' Essentials: basic toiletries shampoo, conditioner, soap, make up wipes, toilet tissue, dish washing liquid, washing powder, Plunger coffee, selection of teas, sugar, fresh milk.

Extra Items
Such as meals, transfers, massage are by arrangement (prices vary).

Weekend refers to
Friday, Saturday and Sunday. 

Midweek refers to
Monday, Tuesday, Wednesday, and Thursday.

Long weekends, Easter, Christmas, New Year, Public Holidays, Local Events.

The following conditions apply to all bookings made with Mapleton Falls Accommodation. Rates, Availability, Terms & Conditions are subject to change without notice unless a booking is secured. Acceptance of these terms & conditions is a requirement of making a booking.

Booking Confirmation, Deposit, Balance
Your booking will be confirmed upon etsablishment of availability & receipt of payment.
For 1 - 7 Night Stays: Full payment in advance
For 8 or more Nights Stay: 50% Deposit.
For Group booking all 4 apartments for 3 or more Nights Stay: 50% Deposit.
Final Payment: Balance due 31 days prior to check-in date.

Security Deposit / Valid Credit Card
For group bookings of 3 or more apartments a $500 security is required (held on valid credit card or as a cleared bank deposit prior to check in)
Failure to comply with Terms & Conditions & House Rules may result in deductions from security deposit or cancellation of a booking.
Security deposit will be administered, processed & accounted for & any balance released will be returned to the guests bank account or credit card provided as soon as possible following housekeeping report.

Extra Items
Any items additional to accommodation packages (such as hampers, massage, high teas, observatory, transfers, tours, special touches, etc) are by arrangement with Mapleton Falls Accommodation, costs & conditions vary.

Please provide adequate notice if requiring extra items so that we are best able to meet your needs. Extra items may require payment at time of booking depending upon item or type of service.

Check-in & Check-out
*Check-in standard time: 2pm - may be possible from 12 noon.     Check-out standard time: by 10am - unless otherwise stated on your booking.
   Earlier check-in or later check-out may be possible subject to availability.
*ETA Important Note Please provide us with an estimated time of arrival (ETA) as we arrange to meet you at the accommodation for apartment access, guest registration & to offer any assistance.

The deposit is non refundable if you decide to cancel your booking.
Cancellations within 30 days of the booked arrival date are only refundable if the apartment can be successfully re-booked for the same days & rates.
A $100 per apartment cancellation fee applies in all circumstances.
In the event of your booking being cancelled by the owner/operator, a full accommodation refund will apply.
No refund on cancelled or shortened stays after check-in, discounted stays, vouchers, specials or one night stays.
For bookings made via third party booking agents, please contact your original booking source for individual cancellation policies.

Change of Dates
Changes to booking dates may be possible with more than 30 days notice, subject to terms of original booking & availability of new dates.
New check-in date must occur within 90 days of original booked date.
Changes incur a fee of $100 per apartment with each change.
Changes are subject to availability & minimum night stay requirements. 
No fee will apply to extend the dates of your booking, however this is subject to availability.

Pet Stays
We welcome pets on an individual basis & strictly by prior arrangement.
Please call us about your pet prior to booking & also read our Pet Stay Conditions.
A one-off pet stay fee applies p/pet.

House Rules
All registered guests and non-registered guests (visitors) must adhere to house rules as set out below without exception. 
The person making the booking & or the registered guest/s are responsible for the orderly conduct of all their visitors.

Noise & Conducts
The person/s making the booking and/or the registered guest/s are responsible for the orderly conduct of all their guests & their visitors.
Guests & their visitors must always be considerate of the peace & comfort of all staying guests & neighbours.
Mapleton Falls Accommodation is not a "party house".
All registered guests and visitors must adhere to the noise and conduct guidelines set out below without exception.
Offensive noise or behaviour is prohibited.
Keep noise to a minimum at all times.
For approved groups that have booked all 4 apartments, no amplified noise after 10pm or before 12 noon.
Community BBQ area not for use between 10pm - 7am
Only the registered number of guests are permitted to stay on the property after 7pm (unless by arrangement with management & in the case where all apartments are booked for the same group, visitors must vacate the premises by 10pm)
Should Mapleton Falls Accommodation believe the conduct of the registered guest/s and their visitor/s may affect the smooth running of the business, security or reputation, it reserves the right to terminate their stay and require the registered guest/s and their visitor/s to remove their belongings and vacate the premises with immediate effect & without refund. 

NO SMOKING in apartments or on apartment decks Smoking is permitted in garden areas away from apartments.

Property Facilities
Mapleton Falls Accommodation property & facilities are for use of registered staying guests only unless by prior arrangement with Mapleton Falls Accommodation.
Any facilities used by guest/s or their visitors must be kept clean & tidy. Return all property to correct location including any kitchen items.
1 vehicle parking space per apartment. Other vehicles must ensure ease of access with minimum disturbance to other guests or neighbouring properties.
*Guests must dispose of garbage & recycling in allocated bins & must not leave excess rubbish on property or in common areas
Breakages, Damage, Faults, Loss of items or Theft
Please report to management any faults, accidental breakages, damage, loss of items, or if you notice any cleaning or maintenance that needs attention during your stay, so that we are able to arrange repair or replacement as soon as possible.

Any additional cleaning, accidental breakages, damage, theft or loss of items caused by the guest/s or their visitor/s to Mapleton Falls Accommodation property or fittings during the stay is the financial responsibility of the registered guest/s and will be charged to the registered guest accordingly as stated in the guest registration form.

Mapleton Falls Accommodation does not accept responsibility for the damage and safe keeping of any goods or personal property brought onto the premises, including in the car park, before, during or after the stay. It is the responsibility of the guest to arrange adequate insurance to cover such items. 
Functions, Celebrations, Group Get Togethers
Mapleton Falls Accommodation occasionally allows small group get-togethers, wedding ceremonies, retreats & special celebrations.
*Subject to approval, additional fees and conditions may apply.

Strictly ‘no party policy’ unless by written prior arrangement with Mapleton Falls Accommodation. The number of registered guests & visitors on our property is capped. With exemptions to service personal entering the premises for short periods. We are happy to assist larger groups with alternative suggestions.
A standard clean is included in your tariff. It is a requirement that guests agree to leave their apartment & any areas they or their visitors have used in a reasonably clean state during their stay & upon departure. Any items or facilities used by guest/s or their visitors must be kept clean & tidy. Return all property to correct location or apartment, including all kitchen items ( eg glasses, crockery, cutlery). Requirements & departure checklist are displayed in each apartment.
*Additional cleaning charges will apply if Mapleton Falls Accommodation deems the premises and grounds have not been left in a reasonable state of cleanliness upon departure.
